Who Remembers Book Sox?

Paramus, NJ – August 14, 2026 – If you went to school in the 1990s or 2000s, you remember Book Sox, the stretchy fabric covers that replaced paper grocery bags for wrapping textbooks. But few know that the distribution engine behind those iconic covers operated right out of 64 East Midland Avenue in Paramus, New Jersey.

As the educational market shifted, the 33,000-square-foot industrial facility was ready for a second act. What followed became one of Bergen County’s most creative adaptive reuse projects: transforming a quiet warehouse into Humdingers, a premier family entertainment center.

64 E Midland Ave 100% leased

Converting a fulfillment hub into a high-energy venue, complete with boutique bowling, batting cages, and an arcade required a bold vision for the property's potential.

Serving as the broker for both the landlord and the tenant, Pagano Company played a central role in guiding this transformation.

By balancing the priorities of both parties, Pagano Company helped navigate the transition smoothly. The biggest hurdle in turning a warehouse into an entertainment hub is noise. Bowling balls, batting cages, and arcades generate intense sound and structural vibration that can easily disturb adjacent commercial tenants. To protect the building's neighboring occupants, Pagano Company helped guide a proactive acoustic strategy into the buildout

Today, 64 East Midland Avenue is a thriving community hub. Where pallets of textbook covers were once stacked to the ceilings, families and corporate groups now gather for bowling and events. Thanks to clear foresight, careful noise mitigation, and balanced representation, a former distribution warehouse found a vibrant second life.
